GENERAL LEASE INFO
- The property is leased from a working timber company, therefor the operation of the timber company comes first. To our knowledge, no timbering operations are expected in 2026-2027 season, but no guarantees.
- Under no circumstances can any Pine Trees be damaged in any way. This includes No Cutting, No Nails, screws, chains or cables that can penetrate the bark.
- No Excavating, drilling, or major digging.
- All roads and intersections must always remain open to heavy trucks and equipment travel, including the campsite area.
- No littering. All trash must leave with you. Strictly Enforced.
- All Property Owner (Manulife) and Lessee rules and regulations must be followed at all times or membership will be terminated with no refunds.
ATV/UTV RECOMMENDATION
- Having an ATV/UTV to get around the property is recommended. Most roads are in pretty good condition, but some may be too narrow for full size trucks. We are still working on a few roads to gain better access and widen. You can walk around, but property is huge, so highly not recommended unless you really like to walk.
HUNTING DOGS
- Absolutely NO dogs allowed anywhere on property except campsite area. If pet present, they must be kept quiet and in complete control at all times. If disturbing other members and/or guest, you will be asked to take them off the property.
CAMPING
- Completely primitive, no electric, water or sewer service.
- Overnight camping is only allowed in designated campsite area.
- All equipment, camping and personal items left on property is done so at the owner's risk.
- Campsite is to be kept clean and orderly at all times and debris free. Removal of all trash is required when departing property.
- Management company (Manulife) requires an annual fee of $500/structure. Structure is defined as RV's, Buildings, Campers, Etc. Leasor will cover the $500 cost for the cleaning station / Skinning Rack.
HUNTING (ALL)
- FWC rules and regulations MUST be followed at all times.
- FWC defined legal game may be hunted.
- No indiscriminate killing will be tolerated.
- All wildlife that are killed, must be with intent to clean, process and take home.
- All carcasses must be disposed of in designated location.
- At Leasee discretion, each member may be provided a single Doe tag if available and deer population support using them.
- No unnecessary property travel during primary hunting hours (quiet time) which is sunrise (plus two hours) and sunset (minus two hours).
- Absolutely NO trapping allowed.
- No hunting within 250 yards of campsite.
HUNTING (GUESTS)
- Guest must follow all rules, including these additional rules.
- A member guest may only harvest 1 Buck (6 points or better) per membership period. Once any members guest harvests a buck, no future guest of that member is allowed to harvest any deer during remaining membership period.
- Unlimited hogs may be taken.
- Guest are NOT ALLOWED to harvest any Turkeys.
NIGHT HUNTING
- Not allowed two weeks prior to or during any Deer or Turkey seasons.
FEEDERS
- The use of game feeders is allowed.
STANDS AND FOOD PLOTS
- There are no club stands or established food plots, but entire property is available for scouting and claiming your own spots based on your liking. There may be cleared spots from prior members that will be up for grabs if desired but on first come first claim basis.
- A MAXIMUM OF 2 SPOTS PER MEMBERSHIP IS ALLOWED UNLESS INDIVIDUAL REQUEST TO INCREASE APPROVED BY ALL MEMBERS.
- Due to the dynamics of the property, all stands must be a minimum of 250 yards from another member's spot unless agreed upon by nearest stand holder.
- An area claim is not valid until it has been communicated to and pinned on map by club president or manager. Updated map will be made available via Hunt Stand Apps. All members will have to establish free membership to Hunt Stand and once accepted, you will be able to see all taken areas and immediately flag your areas.
- Under no circumstances should another member be checking out other members stands or marked areas without members permission. No hunting within another members area without permission.
SHOOTING AND TARGET PRACTICE
- No target or practice shooting allowed anywhere on the property.
- Breaking this rule will result in immediate termination of membership. Everyone's safety comes first.
WE ALL GOTTA GO SOONER OR LATER
- We are in the woods and eventually everyone has to go, so be courteous to your fellow property users and follow the below rules.
- If you must DEFICATE outdoors, please bury the evidence. ALL EVIDENCE.
- No one wants to see toilet paper flowers in the bushes.
- No disposal of camper sewage systems anywhere on the property.
